London Loft Conversion Project Case Study

Brief: Hip to gable rear dormer loft conversion, to a semi-detached house, not in a conservation area, creating a new bedroom and bathroom.

 

Creating highly personal spaces is all in a day’s work for Simply Loft, with this project being no different! Our client wanted to create enough space for a new bedroom with an ensuite bathroom in their loft, and our surveyors identified a hip-to-gable rear dormer to be the best option.

A hip-to-gable rear dormer raises the hipped (the sloped end wall) of the loft to be vertical, creating a larger area of usable floor space that a person can stand in. As this property is semi-detached, this only needed to be completed on one side of the roof. The rear dormer extends from the rear of the loft, creating more space in the loft that forms the main bulk of the new loft bedroom.

This loft bedroom is truly unique, with a clear personal style being conveyed in the design and interior décor. Our client wanted the room to feel natural and fluid, choosing to have an open entrance into the loft ensuite bathroom. Due to the design of the room running parallel to the bedroom, there is still a level of privacy to the bathroom too, creating a dynamic living space that is unique to the tastes of our clients.

There are several stand-out features in the loft bedroom of this project. The Juliet balcony doors fill the rear wall being wide-set. This brings in lots of natural light that lights up the paler colours being used in the colour scheme, and anchoring the darker reds, oranges, and browns. The casement window and skylight add to this natural light, creating a well-lit room which is grounded in a natural ambience.

Our clients have chosen to keep the chimney breast bricks exposed to add to this raw natural décor. This rustic appearance compliments the wooden furniture in the room and the greenery from the houseplants. Our clients also chose to keep one of the steel beams exposed in their loft, a style that is becoming more popular in the city. The natural light and natural themed décor make this loft look bigger than it is, despite already being 33sqm! The natural light is supplemented by down lights in the ceiling and a wall light in the bathroom.

By adding a new bedroom and a bathroom to this property, they have added significant value to their home. Our sister brand Simply Extend also completed a kitchen extension to this property, creating a full kitchen diner that opens onto garden decking and their garden space. The new space added to this property, which has been decorated so beautifully by our clients, has added both style, space, and value to their home – a worthwhile investment!
