Brief: A rear and L-Shaped dormer loft conversion on Leonard Road, Streatham, South London, creating two bedrooms and one bathroom.
Following a site survey with Simply Loft, our client was advised to consider both a rear and an L-shaped dormer loft conversion, to make full use of the roof space available at their terraced property. An L-shaped dormer loft conversion involves connecting two dormer loft builds together. The larger dormer is usually added to the main roof of the property, whilst the other, smaller dormer loft is built on the rear outrigger roof.
Following the site survey, a quotation was given, costs were agreed, and contracts drawn up, ready to start the new build. As a result of choosing Simply Loft, our client could be assured that the price they had signed up for would remain fixed, so no nasty surprises!
From this point onwards, the project was handed over to the architectural team, tasked with sketching out the necessary build designs for planning approval.
New floors, stairs and doors
Once approved, the construction team commenced their work, erecting scaffolding external to the property. New roofs were constructed, incorporating new dormer windows and Velux skylights to shower the room with light and brighten the walls. After the property was made watertight, the work could start internally. New floors for the loft conversion were added, as well as stud wall partitions to separate the bathroom from the bedrooms. To ensure access to the new loft space, a fresh white staircase was installed.
In the final, and arguably most exciting stages, the finishing touches were added. To the first bedroom, a colour palette of contemporary dark greys, soft light pinks and complementary olive shades was chosen to give the room some character. In the bedroom, to fully optimise space, and make great use of awkward sloping roof angles, our client introduced a dusky pink custom fit wardrobe. To their new bathroom, in partnership with the design team, our client opted for a minimalist white brick, set against matte black walls for dramatic finish. A fantastic use of colour.
