South East London Loft Conversion Project Case Study
Brief: A rear dormer loft conversion to a mid-terrace house, not in a conservation area, creating two bedrooms and one bathroom.
This rear dormer loft conversion is absolutely packed with incredible features which the Simply Loft team designed and constructed. From the skylight windows to the Juliet balcony and dome roof light, there are so many beautiful additions to this Lewisham loft conversion.
Our client wanted to add two new bedrooms to their existing property, to increase the value of their home and provide themselves with more space. Both bedrooms are designed and decorated impeccably, with a gorgeous modern décor. In the main bedroom, there is a luscious dark green-grey velvet headboard, which ties into the dark colours used for the bedroom dresser and dark touches on the bedspread and artwork. The dark colours are contrasted by yellows and natural timber colourings, creating a well-balanced room that is visually stunning.
Throughout both bedrooms that have been created by this Lewisham loft conversion, there is an African theme. This is captured using tribal artwork, depicting African women with different types of clothing. The splashes of colour used in the artwork and cushions make them standout features in this room and create a more personal space for our client to enjoy. With the Juliet balcony providing lots of natural light, this room has so much to say for itself!
Crossing from the main bedroom to the secondary loft bedroom, our clients walk through their hallway which has a beautiful dome roof light. This brings in lots of natural light and looks more luxurious than the standard Velux skylights they could have chosen. As they enter the second bedroom, the natural light continues to be drawn in through the Velux skylights at the front of the property on the sloped eave. This light is reflected around this guest bedroom by the mirrored wardrobe, that creates an illusion of the room being even bigger than it already is. This is a great trick if you want to maximise the space created by a rear dormer loft conversion.
The second bedroom has touches of the same themes used in the main bedroom, with a more subdued colour scheme. The pale pink of the wall and the white furniture are accentuated by the gentle green houseplants and timber flooring. Compared to the main bedroom, this room feels gentler, making it perfect for guests to come into and not feel overwhelmed.
Lastly, the bathroom in this loft conversion is an important addition to make the new loft level a fully independent living space. Similar to the hallway, there is lots of direct downward natural light from a dome roof light directly above the shower. This lightens the off-grey tiling and makes the feature patterned floor tiles standout. All elements in this room create a cohesive, modern bathroom design.

Like most of you considering a loft conversion, you probably will have had numerous quotations and carried out rigorous checks on the companies that you are considering choosing to undertake this large piece of building work on your home. It can prove costly if you get it wrong!
I chose Simply based on their reputation, reviews (positive and negative) and repository of work – viewing previous works undertaken and discussing customer experience from homeowners that have worked with the Simply Construction Group / Simply Loft. My choice for Simply to undertake my work was as a result of a gut feeling, from the initial surveyors visit to carry out the survey, and viewing completed projects to confirm my initial instinct.
There is a lot of commentary about Simply Loft being just a sales and marketing company! Wake up everybody, the larger loft companies typically do tend to be sales and marketing; they take on the workload and overheads of securing the clients for the smaller subcontractors to carry out the build; a perfect business model! Good builders get rewarded with more work! Poor builders get struck off! What could be simpler than that…..
My journey with Simply started 2 years ago when I got my initial quote. I didn’t do anything for a year then approached Simply again and the quote was still valid – that was promising given that we were now in the middle of the pandemic! I’m a mid-terraced property owner so had the challenge of two party wall agreements to get signed off. Ended up with a party wall award for one and a mutual agreement for the other. I won’t bore you with the to-ing and fro-ing that I had to undergo once my neighbour constructed their loft but let’s just say that this had implications for my build.
For me though, it was a blessing in disguise as my newly appointed Project Manager, Ben, was on top of his game! Somebody was looking down on me and my project hit the ground running!
Project Manager assigned on a Friday, materials delivered the following Wednesday, build started the following Monday and by the beginning of the following week, my frame was fully constructed and water tight – 6 days people! Throughout the build my Project Manager was fantastic – consulting me on any changes required for my build to meet regulations prior to undertaking the works. My Project Manager was also my builder – What a result! Six weeks later, and we were on the last stages of my project; aiming to complete inside the eight week timescale. All trades attended as scheduled! All trades were polite and respectful! All trades engaged in friendly banter! 😊
Simply Customer services called and visited (Thank you Lorraine and Holly) and everything was on track.
The burning question / wording you’ve probably been scouring this review for is “recommendation”! Of all the positive reviews that I’ve seen, the key to a recommendation appears to revolve around the allocation of the Project Manager / construction team! Get this right and the model works! Don’t get me wrong though, there were also some hurdles to overcome but that’s life and we all learn from these experiences! Instinct is instinct and we all have and trust that! For me, Simply got this right and my Project team were the best! I’m always going to be biased!
My new loft space of two bedrooms and a shower room are complete and this could not have been carried out without the support of Simply Loft and their allocation of Ben, as my Project Manager.
