Loft Pods

Introducing the latest extension craze that’s popping up across London: The Loft Pod.

What is a loft pod?

Loft pods are a brilliant way of fully maximising the use of space in your home. Also known as a ‘bud’ (back upper dimension), loft pods involve building extra space over the rear half of a house, above the first floor. According to council restrictions, a loft pod should be no longer than half of an existing back addition, often rendering the additional space to around 3m x 3-3.5m.

Loft pods are often the next addition to a house after a loft conversion, where the new space is linked to the existing conversion. Alternatively, a loft pod can be developed above an L-shaped first floor. Many clients choose to do both a loft conversion and a loft pod in one go.

What are the benefits of a Bud/Loft Pod?
One of the least expensive forms of extension, loft pods are a great way of adding additional space to a property, consequently avoiding the need to move. The cost of a back upper dimension extension is also generally far lower than the cost of stamp duty on a bigger, new house, once again making moving for more space less enticing. However, when the time does come to sell, be assured that by adding more space to your property, you will have automatically added greater value to your property for potential buyers.

Alternatively, if you are an avid bookworm who loves curling up with a good read, a loft pod could create a great new space for a library. From bedroom to yoga room, home gym to playroom, the possibilities are endless.

Certain London boroughs will not allow you to carry out a loft pod on your property so every council is different and it is important to check either with ourselves or by getting in touch with your planning department.
